Basic marketing/sales logic leads me to the following conclusions: Depends who gets the most potential clients and then bothers to put your details in front of them and promote your property. If they get less commission on your property than others, yours is likely to be less well promoted. If an agent offers to take less commission, perhaps it's because they don't have many resales and therefore/perhaps less hits on their website? If time is not a factor put it with the cheaper companies and sit and wait. If time is a factor put it with a well known agent with good website and pay the going rate (or a little more) and hope for the best. Of course this is a generalisation. You may walk into a tiny office with rubbish website, do a deal at low commission and the perfect buyer could walk in 5 minutes later.... but its unlikely! I'll sell it for 2.5% but i'm not an agent and have no leads

The best agent will be the one who can sell your property for very close to your asking price. Click the estate agent link in the 'tags' below. Someone recently gave Landmark some praise. Good luck.

For an alternative try Aphrodite Bros - they are builders in Lapta but also do sales and rentals. Tell them Tom suggested you try them as they will give you a good rate but more important give a very hands on service and of course have the best local knowledge.

They should all charge you between 3% and 5% - but some will try for more. Best put it on with a few agents if you want to sell quickly, to give your property more exposure. I agree with No1Doyen msg10 - the best one is the one that sells it. Start with the recommendations above I would say. GOOD LUCK, G
