I live in Ozankoy and moved here last August. I recently received my first council/property tax bill. I did notice that there was a penalty because it had not been paid for the last 2 years but as the total was only in the region of 170tl I was not too worried about the previous non payment etc. However when I went to the Muhtars office today to pay I then realised what I thought was the same bill in triplicate was in fact for the 3 people who previously owned my villa. There are 3 charges of 170tl. If I go to Girne Beleydesi with proof of the house sale/purchase and confirmation that only 2 of us now own/reside at the villa will they reduce the charge to just 2 people or will I have to wait until the deeds are transferred?

Normally when one or more people own the house in the column Hisse Hak % shows the share. I was told several years ago yes you have to pay twice as their are two names on the kocan its like a poll tax and with another client four times and the nice man by the market explained no you are not paying twice see 50% & 25% is in this column. It then all made sense. one name 100%. If all three names are on the actual bill it will read 100%

Hı.we had the same thıng happen to us.we were told that we only had to pay from the day we purchased the flat.anythıng before that wasnt down to us.we dıd have the deeds though .ın your case.you havent and ım not sure weather you can pay your tax wıthout your deeds.maybe someone can confırm that bıt. But ıf ı understand correctly.once you have your deeds you pay all the back dated tax.plus penalty.from the day you bought your property.

From my experience the guys at the belediye are very helpful if you explain reasons for late payment and cough up there and then. Hell, they even give you a discount off the interest which can't be bad.

So just to clarify - my bill in triplicate, each with the same amount, apportioned to each named on the kocan, actually equals the total amount due? i.e. 170tl due each for 3 people so the actual bill for the property per year plus arrears is 410tl in any case?

sorry.your confusıng me now.you dont have to pay for any arrears that are owed from other people before you bought your property and you pay on how many square metres your property ıs on.one property one payment per year ;)

Yes but I seem to have 3 bills for the same amount, same property and in 3 different names. So has the total tax due been split into 3 bills or os it that amount per person?

you say yor beıng bılled for 3 dıfferent names.the other 2 names arnt anythıng to do wıth you. you only pay 170 tl ıts up to them to chase the other people for the tax they dıdnt pay before you purchased your property .;)

Our property tax is approx 156tl per year made up of 125tl property size plus 31tl for pool - http://www.hbpg-trnc.net/documents/Tax_property.html



We do however both receive a receipt from the belediye in each of our names for approx 78tl, this is in Alsancak.

can ı just add.ıf your property ıs now owned by 2 people ıe.you and your husband.you pay half each whıch stıll comes to 170tl.per year but anyone who owned the property before you.you are not lıable for them

Does each of the bills have a coloum in them that says "Hisse Hak %" (as snd1966 says in post2) ? What % does it show in that coloum on each of the bills. If it shows 33% then that is becuase there are three joint owners of the property and each one pays 33%.

My property is jointly owned by my brother and me and we each show on the Kochan as 50% owner each. I get 2 bills each year, one in my name and one in my brothers, with each showing 50% in the "hisse Hak %" coloumn and an amount of 92.00 lira on each bill. I pay both of them, as I live here an my brother does not. If I was sole owner of the property I would get a single bill showing 100% in the Hisse Hak % coloumn and for an amount of 184 tl.

Hope that makes some snese and helps ?
