| hi im seeking some advice i have been refused permission to purchase at aphrodite phase 2 so do i walk away and lose money ( 20k) i have paid so far or continue with purchase. and pay another ( 10k). also i have not got the apartment that is in my contract help please !! |

| "I have not got the apartment that is in my contract".... Without a PTP I am afraid you don't have an apartment,or at least, not one you will legally own.... |

| It depends on why you were refused whether you can apply again try and see the person responsible for the decision and ask why. |

| You can start again by applying for PTP in the name of one of your family. But remember that once accepted the property will then belong to this person and not yourself. You can be protected legally by getting the person whose name is on the property to will it to you. Obviously putting in an application in ano name is not something you would do lightly. |

| On what basis do you think you have been refused? Is the land Turkish title or near an army base of some description? Has any other expat been granted permission in which case it would be worth challenging. |

| Find out whether a mortgage, or memorandum, has been taken out on your property and HOW MUCH, even if not parcelised. | I have read on here previously about these properties being refused PTP, and if you can attain that the reason for refusal is because of your nationality then rather than walk away 20k out of pocket you have to ask yourself would you be better of paying the remaining 10k and then selling to a local who doesn't need PTP !! |

| thanks for all posts im thinking about going down the legal route as the development is 18 months behind and the apartment is not the same block and position as in my contract i would guess this is a breach of contract. i have spoken to Marian at homebuyers group and she has given me a good lawyers number. |

I hope Marian at the home buyers group has managed to find one for you! 18 months behind schedule is nothing, mine is now 7 going on 8 years, and just a crumbling shell :-( no home, no money, no nothing! but just about got my sanity |

You'll be handsomely lining some rogue advocate's pocket - and as for resolving your problem, you may as well go to a local farm and start shovelling peas with a pitchfork, cos that's what you'll be doing the moment you walk through the advocate's door. As for any 'contract' in ALL Cyprus - not worth the paper it's written on - thousands will attest to that FACT! |

| Another poor sod in trouble. I think with this and similar stories plus the evicting of people who have paid in full being well aired,I have little sympathy for anyone who bought in the last two -three years. in future anyone one who buys and pays before he has kocan or ptp,or pre74 transferred in purchasers name and especially anyone whobuys off plan ,dont come on here complaining. The advice has been the same on here from most for at least 4 years now ,except from the brown nosers,if you chose to ignore it and buy,dont say later didnt know you would be ripped off. A lot is down to estate agents, I am in the last stages of selling and the reputable estate agent I used would not sell for me unless I had had kocan/ptp fully in my name and had checked that there was no problem in transferring. Whereas in the past we could use ignorance as an excuse, now,with all the publicity around,its plain stupidity. |
