i am keen on buying an apartment in north Cyprus, mainly as a holiday home with rental opportunites. Having read a few forum topics on here, i have become wary of dodgy builders demanding more money and dodgy landowners not releasing title deeds etc, and the subsequent ineffectuality of some solicitors to overcome these hurdles. i would be interested in members opinions as to buying a completed property within an established resort/development. Or perhaps a new phase in the process of being built at one of these devlopments . Would the same dodgy practices occur, or would established developments be more in control of the financial and legal minefield? In other words, is this the quickest and safest way of buying an apartment and paying the actual price that has been agreed at the outset. Many thanks in advance.

Scooby - recommend you buy a resale, where you can see what you're getting, with all mains services connected and title deeds in the sellers name- never, never buy off plan. If you buy on a complex you need to factor in annual maintenance charges as you do on private developments with a shared pool. If you're not bothered about the pool and buy into a private apartment block then your running costs will be limited to your electricity & water usage only plus the annual property tax. If you rent however then you are also liable for tax on the rental income. Good luck.

forgive my cynicism, but this seems rather like another case of the multiple identity merchant putting out a "spoiler" to put people off buying in lovely north cyprus ...it doesn't look like a genuine investor talking

Hi andre514, sorry if my genuine query has sparked your cynicism. i am exactly the same nature and that prompted me to ask the initial question. To me, cheap property in an amazing location in the sunshine is too good to be true and i was wanting to find out what the catch was. Ok the political situation may or may not be a problem (thats a can of worms i don't want to open), but you have to admit that there are a fair amount of people on here complaining about things not getting done the way they want. Hopefully my cynicism is unfounded and i do get a lot of positive advice and stories of buying being easy and straightforward. I'm completely new to any possibility of owning property abroad and i may have naively posted a provocative query, but it is genuine and who better to ask than the ones who've already taken the plunge. Jimmy G, thanks for the advice, it may well be the way forward for me. cheers

property investor "scoobydoo" I don't believe you your style is similar to other tags who claimed an interest in moving to wonderful north cyprus, but really wanted to speak about the many "problems" instead do you appreciate that to use a devious subterfuge in a "noble" enterprise, ie to put people off investing in former gc properties somewhat devalues the object of the exercise?

hi Andre, My apologies. I take your point. I can see that my naivety could be mis-construed. However i am genuine and a complete novice when it comes to being a "property investor" abroad. I'm not even sure i've thought of myself as being a property investor. I always thought of it as looking for a holiday home in the sunshine near a nice beach with splendid scenery. A chance to use the money left by my parents from the sale of their ex-council house. I take it from your comments, your property investment(s) in North cyprus went without a hitch. As such, i would gladly appreciate your positive comments on buying. Give you the chance to re-dress any negativity and subterfuge you've perceived in my posts. cheers.
