We're coming out to North Cyprus in November to look at properties with a view to living there permanently. Wondered if anyone could recommend any estate agents, or any other tips on nice places to live, places to see while we're out there.

Firstly, welcome to the forum. Secondly, well done on finding this forum and asking a question.



Unfortunately far too many people have not done that and ended up with horrible problems especially with regards to buying property.



Research on this forum looking at previous topics. The main advice you will read is DONT buy a property in Cyprus whether north or south. Rent a property (there are plenty available, just ask on this forum). You cannot afford, unfortunately IMHO to trust estate agents or advocates in Cyprus.

Welcome....H&B Estates have been around a while havnt heard anything bad about them..buying??? make sure it has vat paid and no nasty suprises...areas? zeytinlik, dogankoy, bellapais are the most sought after areas though expensive...cheaper in esentepe or tatlisu. good luck !

The people you need to "have a word with" are the TRNC Government! because you can't buy anything until you have your "Permission to Purchase" and it will be an unspecified number of years until you get your "Permission to Purchase"



Will anyone wait for 2 or 3 or 4 or 5 years to sell you their property?



Or maybe you would buy without DEEDS? in which case more fool you :-(



Would you buy a property anywhere in the world with owning it?

Oh dear I am so tired of people on this forum trashing Northern Cyprus and spoiling it for those who used to enjoy life here.



However there are problems arising from the political situation, and specific pitfalls about buying property,and it just is not right for many people,,



Also if you dont already know the country (and I assume you dont if you are asking about places to see) you would be unwise to buy in a hurry on one trip. Why not take a long holiday staying in different areas, then if you like it rent for a while. There are so many variations in locations for a small country - and so many factors to take into account - views, climate, prevailing sun and winds, closeness to the expat community, shops , medical facilitiesetc. that no one could cover it with one message.



You need to see for yourself - but dont burn your boats until you have some experience

Also if you are considering long term permanent residence you need to do some research and be aware that in a non-recognised country you will lose some facilities taken for granted in the UK - particularly access to the NHS and social services. You need to work out if and how you can cope in these circumstances.

I lost my home in the UK and a lot of money because of the actions - or rather inactions- of Estate Agents, Solicitors who did nothing (and did nothing very slowly)to justify the unaffordable fees they charged, and the fact that the Law was an ass and leant over backward to favour nonpaying , damage causing, tenants and penalise honest landlords whose life savings had been put ina property. And as a citizen and a taxpayer I should have had more rights than I have here.



I dont vent my spleen (and believe me I have plenty) by continuously posting offensive comments about the English to the detriment to those who were more careful and used more judgement than I in chosing their agents and legal representatives and just want to live in peace in that country.

A year or two back "ACE" (an amalgamation I believe of Age Concern and Help the Aged) were concerned about the number of pensioners who had moved abroad to enjoy retirement in the sun, fallen on hard times for various reasons and returned to the UK with their tails btween their legs in need of assistance.



They contacted people living abroad for advice on how to be a successful expat pensioner and what pitfalls they should warn their clients of. Not just North Cyprus but anywhere were Brits saw as a retirement haven-, Property purchase seemed to be one of the major issues everywhere - I think at the time people who had bought property in Spain were having a lot of problems.



I havent seen the final report, but ACE might be the first port of call for anyone looking to escape the English winter in this way.



Meanwhile "caveat emptor" seemed good advice everywere - "let the buyer beware"

Estate agents are simply shop windows. If buying an house then nothing the Estate Agent can do will guarantee safety with your purchase. I think much more research is needed if you are considering buying. The actual Estate Agent used should be the least of your worries.



Think laws, are they effective? Think advocates, do they owe you a duty of care? Then come to the only sensible conclusion," if I buy it will be on a no deeds, no money basis or I will rent"



Taking any other route will mean you are gambling with your money and home.

I can't really recommend any estate agents but if you decide to travel around and find some when you are here, this link will probably help. It will be updated as more estate agents are photographed and geo located.

I've had my permission to buy since 2008, but no Kochans in site, the committee keep giving everybody superficial dates for the kochans which never materialise, if you do not have a kochan the property is not yours it is still the property of the developer, then as in my case i cannot sell my apartment, but the maintenance company still want you to pay whatever amount a year to keep the place in good order, would you do this for someone elses property, i think not!! RENT RENT RENT and find out the in's and out's of buying in this country!!

If you want to rent I can recommend DYNASTY. I rented for 3 1/2 years through them. Any repairs or queries are sorted out timeously and I was totally satisfied.

TRNC is a great place for a holiday but it is not a recognised country. Why would anybody invest money in such a place? The "lawyers" and the estate agents are "iffy" at best and nobody knows how the country will end up if and when it finally gets acceptance by the rest of the world.

Anyone who loses their home in U.K through no fault of their own (i.e. other than not paying their OWN mortgage) be it negligence on the part of the Agent or Solicitor will have recourse in law and if they are skint will get some help. Solicitors in the UK HAVE a duty of care and have to carry a significant amount of Professional Indemnity.



Ayone who loses their in North Cyprus because the builder did not pay the mortgage he took OUT AFTER selling it to you are f**k**. At present the Govt admits to 2,000 to 3,000 property problems, now we all know if that is what the Govt says, it is more. Advocates here have no duty of care and DO NOT CARRY professonal indemnity. Estate Agents are supposed to carry insurance of 100,000 lira (if they bother). NOw how far do you think that would go if there were a claim and if the claimants case was proved?

Buyer BE aware, we all were, we all followed the legal system to the letter and still we GOT SCAMMED

Some of the properties that these people are trying to sell, it is really shocking. If you do a bit of research and find out who the builders are/were, you realize why some of these 'resales' are so cheap - people are just trying to sell on their problems to you, so be careful!

You get more paperwork when you buy a B&Q garden shed than you do with some of these houses!! lol

I wont be popping in but thanks for the offer. I merely saw that you had been recommended and Id not heard of donegal so I looked them up and Bingo, I found 2 well known problem properties. My concerns are how companies can advertise such rubbish and get away with it, I feel sorry for people who might buy these from you and lose their life savings when theyve got such well known problems



An AGA construction (Gary Robb?) bungalow, I thought these were built too close to army land so they never got build permits or European buyers cant get deeds or some such nonsense



The infamous Gilgamis Lapta apartments that are still being built from 6 years ago, countless complaints on these forums, the builders are in court with each other, the buyers in court with the builders, various court injunctions, mortgages you name it



Dont take it personally, I dont know you people from Adam but you were recommended so I thought it fair to mention what youre trying to sell t

We have bought and sold 7 properties over an 8 year period. All but one of the purchases and two of the sales were through Ian Smith. They were good, correct and professional and problems that we encountered, (not of their making and there were many) were excellently handled by them and resolved to our complete satisfaction. Indeed I would say they performed beyond the call of duty and sorted out and advised well on matters that were outside their sphere of responsibility. They have been here 20years (?) and I can recommend them.

Having said that rent, do not buy for now!

I think you haven't taken into account the fact that Donegal sell to a broad cross-section of people, including TRNC citizens who need no PTP and consequently are not concerned how close a property might be to army land.

I can't comment on the Gilgamis site as I have no knowledge of it.

I will say that you seem to have picked on two cases from many, one of which may or may not be controversial, and certainly not the Gary Robb property.

By not accepting their invitation you are not giving them the right of reply to you and allowing them to reassure you. I'm sure you wouldn't want to be seen to be making accusations in public and refusing them the opportunity to refute them.

Suefizz - don't listen to just those who have nothing good to say as they are the ones who are inclined to be more vocal perhaps due to bad experiences. However, for every home buyer who has had a bad experience there is at least another who has had a good experience. Luck of the draw or choosing good agents, laywers etc who knows. We bought in 2006 and are moving over to live within the next year and have had no issues at all, lucky I know. We bought through Ian Smith Estates who are very reputable and used Dervise Cerkez as our solicitor, she is fluent in English and qualififed in the UK. We bought a Carob Villa in Kayalar from Eurocoast and our property was delivered on time with no snagging at time of exchange. Any small issues which have materialsed since have all been fixed quickly and we got our Kocan (title deeds) in Jan 2009 no problem. If you want any more info let me know. as you know, trnc is wonderful, but there are pitfalls



if you can afford to rent whilst you are looking, then do so ,buying off-plan is cheap, but fraught with potential problems (like losing all ypur money)

Do not buy, rent. LIfe is too short to spend half of it in court plus the rest of whatever money you have.



There is no one in North Cyprus that can guarantee you a safe purchase. Even pre 74 title has its problems'

Likewise with buying in the south.



However if you are renting most the agents mentioned here will do a good job for you. North Cyprus is a lovely place to live, especially if you have no problems., so make sure you dont - RENT.

My experiences with buying property in the TRNC.

Our estate agents were Ian Smith. Could not fault them, they helped us with changeover from our builders name to our own names for electricity and council services which was stress free and our builder (perhaps the longest established in the TRNC) walked our PTP around all of the relevant departments to make sure we had approval before our final payment. Our payment terms were 25% deposit with the balance on completion. No stage payments! Our contract specified a 1 year build completion date and in fact it was finished in 11 months with just some minor snagging items. We have our title deeds. I am I happy? make your own mind up.
